Renaissance Saint Luke invites seniors to inquire

Eager seniors have seen a sign in front of Renaissance Saint Luke, the affordable independent living for seniors which is rising in the 1500 block of W. Belmont Ave. The sign invites them to contact the company to see if their income qualifies as 30 percent of Annual Median Income, or as 50 percent, or as 60 percent; or if it qualifies simply for the market rate units. Those who are interested can then come in for an interview and put their names on a waiting list for the units, which are expected to open in early spring of 2005. Residents must be over 55.
Renaissance Saint Luke will be a seven story, masonry building with two elevators to serve the 90 apartments designed for the independent elderly. There is a mix of 35 studios, 47 one-bedroom units, and eight two-bedroom units. It is sponsored by the Renaissance Companies, a Chicago developer experienced in affordable housing, and The Church of St. Luke, which is directly across from the site.
The first floor on Belmont will include an entrance lobby and indoor parking. Additional outdoor parking is already available behind the building site which brings the total number of parking spaces to 111. The second floor will house the management offices as well as an indoor community room with an outdoor terrace for the residents to gather and enjoy their home and neighbors.
As the building becomes occupied, Adult Day Services, intergenerational programming and other such endeavors relevant to the elderly housing will be provided through The Church of St. Luke.
Eighty percent of the units will be available to those who fall at or below 60 percent of the Annual Median Income. The other 20 percent of the units will be offered at market rate with no income restriction.
Affordable studios will be rented at $202-$327 (30%); $591 (50%); and $723 (60%). Affordable one-bedrooms will be rented at $250-$355 (30%); $638 (50%); and $779 (60%). Affordable two-bedrooms are only available at $933 (60%).
Market rate studios will be $891, market rate one-bedrooms will be $1191, and market rate two-bedrooms will be $1650.
